Lenders - The only way you can make an informed
decision is if you have something to compare to, it is highly recommended that
you talk to your own personal bank as well as at least one other lender to help
you make the right move. Don't just talk to them; complete their loan
applications, provide the documentation requested right away. Once the
loan application is done and processed the lender is required to provide you
with a "good faith estimate & truth and lending statement", you will want to
also ask for an "LSR" Loan Status Report that is completed, signed dated and all
questions answered yes. These three items will give you the tools you need
to hopefully make the choice best for your current situation. Be sure to
ask for "ALL" the terms and conditions of the loan including "ANY PRE-PAYMENT"
conditions that may be attached to the loan. Once you have made your
choice and have submitted a contract to purchase; you will need to request an "LSU"
Loan Status Update. This will update the seller and their agent on the
status of your loan.
You need a Lender who will
work with you from start to finish. Buying or Selling a home is one of the
largest financial moves most people will make in their life time. Don't
trust your future to just anyone - Make your lender earn your business by
working inside and outside of the box. Expect to have your expectations
exceeded!
